Project Manager

 
 

JOB DUTIES:

 

-Estimating for Residential and Commercial construction with an emphasis on commercial

-Oversee and direct construction projects from conception to completion

-Work with cities throughout the construction phases (pre-construction to completion) including planning & zoning, preliminary plat review, permits, etc.

-Review the project in-depth to schedule deliverables and estimate costs 

-Oversee all onsite and offsite constructions to monitor compliance and budget 

-Prepare internal and external reports pertaining to job status

-Negotiate terms of agreements, draft contracts and obtain permits and licenses 

-Analyze, manage, and mitigate risks

-Prepare contracts and negotiate revisions, changes, and additions to contractual agreements with architects, consultants, clients, suppliers, and subcontractors

-Hiring of job superintendents/project managers

-Willingness to travel out of state

-Inspect and review projects/sites/plans in and out of state

-Prepare and submit budget estimates and progress as well as cost tracking reports

-Scheduling for projects

-Develop and implement quality control programs

-Confer with supervisory personnel, owners, contractors, and design professionals to discuss and resolve matters such as work procedures , complaints, and construction problems

-Evaluate construction methods and determine cost-effectiveness of plans, using computers

-Direct acquisition of land for construction projects

 

QUALIFICATIONS:

 

-Proven working experience in construction management

-Advanced knowledge of construction management processes, means, and methods 

-Expert knowledge of building products, construction details and relevant rules, regulations, and quality standards

-Understanding of all facets of the construction process

-Familiarity with construction management software packages

-Ability to plan and see the "big picture"

-Competent in conflict and crisis management

-Leadership and human resources management skill

-Excellent time and project  management skills
